What Each Fee Covers
Transfer Fees
Paid to the Cyprus Land Registry when ownership transfers. Calculated on a tiered scale (3–8%). A 50% government discount currently applies to all transactions. Not applicable if VAT was charged (new builds).
VAT (New Builds Only)
New residential properties are subject to 19% VAT. If this is your first home in Cyprus and the property is under 190m², you qualify for the reduced 5% rate — a significant saving on higher-value properties.
Stamp Duty
A government tax paid when signing the sales contract. 0.15% on the first €170,860 of the price and 0.2% above that. The maximum payable is €20,000 regardless of price.
Legal Fees
We strongly recommend appointing an independent Cyprus-licensed lawyer. They conduct title deed searches, draft the sales agreement, and protect your interests. Fees typically run 1% of the purchase price.
Agent Commission
Del Mar charges 3–5% + 19% VAT depending on the property and transaction, paid by the buyer at completion. This covers your dedicated agent from first viewing through key handover — no split teams, no hidden charges.
Title Deed Registration
A small administrative fee paid to the Land Registry to register the title deed in your name. Typically under €300 depending on property value.
